Sunny Shade Rules, Policies and Guest Information

If you choose to stay at Sunny Shade we will expect you and your guests to abide by the following rules and policies. A complete copy of the "Rental Rules and Policies" document will be provided to you with your rental agreement. Please read it carefully.

Deposit
A security deposit of $500.00 USD and a 50% booking deposit is requested at the time you place your reservation to secure your dates. The balance is due 60 days prior to rental via mail. Please note: If the reservation is made less than 60 days prior to the date of arrival, payment in full plus the deposit and other associated fees are due at the time of reservation. Payment can be made by cash, check or money order, or by Visa, Mastercard or Discover credit card. Your security deposit is NOT applied toward the rent and will be refunded in full within 7 days of your departure barring no damage.
Cancellation Policy
In the event that you may need to cancel your reservation we will refund your money in full less a $100.00 USD booking fee if we are able to rebook the property. If we are unable to rebook the property, the total amount will be forfeited. We will do everything possible to rebook the property. If the reservation is changed, the change will be treated as a cancellation and the same terms will apply. No refunds will be made for early departures or for guest’s dissatisfaction with the property for any reason (other than for emergency health and/or safety of the property.) We highly recommend that you consider taking out suitable vacation/trip cancellation insurance from a reputable provider, such as www.vacationprotection.com, or contact your own insurance broker for other recommendations.
Available Schedule
During Peak Season (June 23 - September 9) Sunny Shade is only available for weekly rental. Check-in for weekly rentals is at 4PM on Saturday and departure is by 10AM on the following Saturday. During Pre and Post Season, Sunny Shade may be rented by the day, with a two night minimum.
Bed Tax
A 4% Yates County Bed Tax will be collected with your final payment.
Insurance
General liability, property and fire insurance is carried on this property as required. The renter is solely responsible for their possessions, their dogs, guests and any injury to themselves, their boat and/or vehicles.
Cleaning
We clean and inspect Sunny Shade prior to each arrival. It is extremely important to us to keep our home sparkling clean and in tip-top shape. There is a mandatory cleaning fee of $230 which will be collected with your final payment.
Linens
Use of pillows, blankets, comforters, bath towels, and kitchen dishtowels is included in your rental fee. Please plan to bring your own beach and dog towels. You may choose to rent our beach towels at $5 a towel.
Dogs
Sunny Shade is dog-friendly. Up to two (2) dogs per building will be allowed on the property. There is an additional fee of $50 per dog and you will be required to sign our "Dog Agreement." If you wish to take advantage of our electronic "Invisible Fence Dog Containment System" with a 7K frequency transmitter, please bring your own collar. Please let us know when making your reservation if your furry friends are coming along.
Occupancy
Our vacation rental has a MAXIMUM occupancy of 16 people. Children under the age of three are not included in the occupancy count. If you exceed the stated occupancy at anytime during your stay, we may ask you to leave the property without a refund.
Parking
There is room for 1-2 compact cars on the lake-side of the road, plus we have additional parking for both cars and boat trailers across the street. Please no tents, campers and motor homes allowed on the property.
Smoking
Smoking is only permitted outside of the residence for the convenience of all guests. Guests who smoke are expected to clean-up after themselves and make sure that all cigarette butts and other related trash are disposed of properly in the container provided.
Courtesy
Sunny Shade is situated in a beautiful neighborhood surrounded by other rental properties and year around family homes. We expect that you be respectful of the neighbors. Be careful not to enter their property without prior permission. This includes docks and beach frontage. Quiet hours should be observed between the hours of 10PM and 9AM. Any guest that is disruptive may be asked to leave the premises and if any issues continue we reserve our right to contact the appropriate authorities. We would like to maintain a family-friendly atmosphere for our guests and neighbors alike.
Telephone
Telephones are provide on boths levels of both homes for guests to make calls within the US, Puerto Rico and Canada. Calls placed outside of the specified calling area are the responsibility of the renter and must be placed on a calling card or credit card.
Water
Keuka Lake is the source of water for the house. To ensure the best quality drinking water, we have installed Culligan chlorination systems in both residences and a reverse osmosis water filter in Sunny Maple.
Zebra Mussels
These are small shellfish that inhabit some of the local Fingerlakes. They group together on rocks and other objects and their shells can be quite sharp and cause deep cuts. Please wear water shoes while wading in the lake for your own protection. Water shoes are available for your use.
Garbage and Recycle Days
Garbage pick-up is on TUESDAY and recycle day is every other TUESDAY.
Bonfires
Bonfires are permitted in the designated fire pit only. Firewood is provided while supply lasts. Firewood may also be purchased at many local stores.
TV's
TV’s are provided for your enjoyment in the living rooms of both homes and in the master bedroom of Sunny Maple. Time Warner Cable is provided with a basic channel line-up for your viewing.
Washer and Dryer
A washer and dryer are available in each residence for use during your stay. We request that you hang all beach towels on the rack provided on the lake-side patio in order to keep electric drying to a minimum.
Propane Grill
A propane grill is provided on the deck outside the kitchen area. The use of the propane tank and back-up tank is included.
Non-motorized Watercraft
A paddle boat, two kayaks and two canoes are available for your use along with life vests and paddles. All watercraft users must wear a Coast Guard approved life vest. Use of the watercraft is done at your own risk and no one under eighteen (18) years of age may use the watercraft without adult supervision.
Dock and Mooring
There is room for your boat at our docks or at the mooring just off of the dock. Maximum boat length is 24 feet. We do not accept any liability for any damage when using docks or moorings on our property. Any damage will be sole responsibility of the Renter.
Wireless Access
Wireless High Speed Internet is accessible from most everywhere on the property, including dock, beach, patios…
Safety
There are working smoke alarms and fire extinguishers on each level of both homes for your safety and in case of emergency. A first aid kit is stored in the upstairs bathrooms.
